Canadian Youth Wildlife Habitat Conservation Stamp Healthy Wildlife Habitat = Healthy Youth = A Healthy Future for All Wildlife Habitat Canada is thrilled to congratulate 14 year old Ivy Liu from British Columbia for being selected as the winning artist for the first Canadian Youth Wildlife Habitat Conservation Stamp. Wildlife Habitat Canada has partnered with the Robert Bateman Get to Know Program to create this inaugural stamp. In addition to having her artwork featured on the Youth Stamp, Miss Liu’s image was also featured on the cover of the 2010 Robert Bateman Get to Know Contest Biodiversity Calendar. Ivy Liu’s pastel entitled The Beauty of Nature is that of a Black Bear and a Kermode Bear, also known as the “Spirit Bear.” A separate grant program, dedicated to youth and wildlife conservation, will be established based on the sale of the Canadian Youth Wildlife Habitat Conservation Stamp and corporate partnerships. Pompano Beach, Florida 6th of Oct, 2011 by Its funny how the owners of these fly by night scams will come out trying to defend their own unethical practices!!! It makes me happy when I see them try to “save” their reputation….i.e.. their scams because I know that someone avoided being ripped off! Its obvious their lies were brought to their attention and they googled to find their shady dealings exposed!! This company (LRM Leasing and WWEL Finance) is one big sham! They put tracking devices on every vehicle and will pick up your truck when you are miles away from home and under a load. They justify their repossession for you being over 5 days late on a payment or if you don’t answer their phone call or at their own discretion. Can you imagine your mortage company foreclosing on your home because you paid 5 days late? Or because you changed your phone number? If they did they’d end up on Dateline!! Or can you imagine paying rent on a home for 6 months and after 5 weeks the landlord evicts you for changing your phone number and refuses to refund your money? They’d end up in court! These crooks use thug tactics to repossess the vehicle such as blocking you in at truck stops, try to file a false police report stating that you stole the vehicle, encourage the repo man to instigate a fight with you, tampering with your trailer so you can’t move, cutting the seal on your load to cost more money, pretending to be someone else, and lying. They’ll repossess it for any reason and refuse to give it back unless you pay the full amount of the vehicle. All truckers need to band together to get rid of guys like this. Due to a bad economy they are popping up everywhere ripping people off. All of them, WWEL Finance, LRM Leasing, NO Credit Check.com (Gulfport Mississippi) now known as the American Truck Group, Moutaineer Leasing, etc… should be put out of business. Its just a matter of time before you see these guys on “American Greed.” All truckers who have been ripped off should band together to form a class action lawsuit and get the justice we deserve!! They are ruining the trucking industry with these schemes and scams putting hard working truckers out of work and out of their hard earned money. Don’t think that their shady contracts will stand up in court! These are bait and switch operations that will show you one contract or vehicle and then sweet talk you as they present you with a different contract to sign. These guys work with shady dealers and will tamper with the vehicles to cause so many maintenance issues that you loose the truck in less than 3 months so they can re-lease it to another unsuspecting victim. They make their money off of the high deposits not the monthly payments so they keep flipping the vehicle over and over. Think about it if they re-lease the same vehicle 10 times in 1 year requiring a $12,000 deposit they’ve earned $120,000 in 1 year!! Versus only earning $18,000 by allowing one driver to keep the vehicle all year long (12 payments at $1500/mth). The deposits may be higher or lower based on the amount of the vehicle. Once you’ve removed the motor, the diffuser can be easily pulled off by hand. In the picture on the left, the diffuser is the piece on the right, and the rest of the Pump Sets motor assembly is on the left. If you look carefully on the full sized image (click the image on the left to see it full sized), you’ll see a rubber gasket going around the outside of the narrow end of the diffuser. That gasket is what seals the connection between the diffuser and the Pump Sets basket assembly. If that gasket is missing, bad, or mis-installed, you’ll have problems — most likely a lack of pressure, because pushed water short-circuits right back into the supplied water. It’s very much like having a hole between the ventricles of your heart. The purpose of the diffuser is to route water into the front of the impeller, and then when water gets thrown out the diameter of the impeller, to route that water outside the diffuser so it can be pushed out the outflow hole. If you take the time to research, talk with a real estate agent and choose a house in an area where home values are likely to rise, owning your own home can be like having a savings account, providing you with possibly your single biggest asset. One of the major obstacles to overcome is coming up with the down payment for a home. The majority of first time home buyer’s programs work by offering a variety of benefits, like lower interest rates, a low or no down payment, restrictions on lenders’ fees, subsidizing interest or money grants. Be aware, that many first-time home buyer loans place a cap on the purchase price of the home you are buying, which may limit your choice of neighborhoods, areas and more expensive homes. The Fannie Mae HomePath 30-year fixed mortgage requires only a 5 percent down payment and a minimum credit score of 660. My Community Plus First Time Home Buyer Program requires only a 3 percent down payment and a minimum credit score of 680 for a 30-year fixed-rate loan with rate buy-down options available. There is an income limit unless you purchase a home in a “targeted area,” and if you are a fireman, teacher, police officer, military personnel, nurse or other health care worker or pharmacist, you receive a $500 credit toward your closing costs. A few other zero- to 5-percent down programs include: the USDA 100 percent Financing Program, First Home Buyers Down Payment Assistance Program and Fannie Flex 95 percent Financing Program. FHA, Federal Housing Administration, loans are a popular choice with first-time home buyers. You only need a minimum credit score of 620, a 3.5 percent down payment — and the funds can be 100 percent gifted from a family member, charity or grant program. Loan limits do apply and vary by county. If you buy a HUD, Department of Housing and Urban Development, home, it offers a low-down payment incentive, that means you only pay a down payment of $100. It must be a HUD-owned property and you will need to have a minimum credit score of 620. Other government loans include the FHA’s 203k Streamline Loan, VA loans, veterans or active military personnel, and an FHA 2-1 Buydown. Grants.gov provides information about all government grants that may be available to first-time home buyers, or check with HUD’s Homes and Communities program.
